Foundation mapping can be performed to create an elevation reference of a home’s foundation using a ZipLevel. This can be used at a future date as a comparison to determine how much, if any, deflection has occurred. This deflection is often caused by seasonal movement in the unstable clay soils that are common in North Texas. As we go from wet springtime to extremely dry summer and back, the moisture imbalances can cause active movement. This can vary in severity when combined with tree roots, poor drainage conditions, and lack of consistent watering. Sometimes the movement can be significant enough to jeopardize the integrity of the foundation, however, the source of imbalance must first be identified and corrected to achieve long term stabilization.
